A Mini-Flip – My First Home!
Hey everyone! We’re set to sell my very first home that I had built right out of college on Monday and I’m looking back at pictures and thinking about how far it has come! We’ve had it as a rental ever since we’ve been married – I moved out of it and into our current house about 2 months before I met my husband. When our last set of tenants notified us that they were being transferred and were going to have to break their lease a couple months early, I saw it as an opportunity to get the house on the market at the best time (the summer) and also saw it as an opportunity to UPDATE, UPDATE, UPDATE! I gave myself one week from tenant move-out to listed on the MLS, and somehow everything came together and we got it done!
The house is only 6 years old, so realistically how much updating did it need? Well, I wanted to get rid of the carpet that had somehow survived through three sets of tenants + their animals. So I put in handscraped engineered hardwoods in the main living area and hallway. We also painted ALL of the builder-grade beige walls – instead, we used SW Repose Gray.We left the darker gray color, Valspar’s City Scape because I had painted it when I lived there. The large wall in the living room was toned down and we painted it City Scape, as well. We also added two recessed lights in the great room leading to the hallway to kind of light up the walkway – this room is so large, it really needed all the light it could get.
After all was said and done, I put quite a bit of money into this place – I don’t know if I’ve ever spent that much in just a weeks time before… But it was worth it! After just twelve hours on the market, we got our first of 3 offers! I hope this home is as good to the new owners as it was to me!
